If you decide to let us manage your property...
RENT
We will be pleased to advise you on the market rent for your property. Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and we will prepare detailed statements at regular intervals, which you can send to the Inland Revenue.
DEPOSIT & TENANT
We collect a deposit from the tenant to safeguard against damage. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. We will find a suitable tenant for your property and take up references and credit checks.
RATES
The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.
REPAIRS
You as the property owner are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Our contractors can carry out all repairs if required, or we can use your nominated contractors. We will always ask for instructions before commencing any large-scale repairs.
We can undertake all negotiations with your Building Society in order to obtain their permission to let the property. Some lenders might charge higher interest rates for let properties and raise a service charge.
We provide information and help on rent and legal protection insurance, house building insurance and home contents insurance, all of which are important considerations when letting your home.
FEES & LETTINGS
Our fees for managing the property are some of the most competitive around.Management fees include the following:
1.Organising and undertaking all accompanied viewings with prospective tenants.
2.Drawing up and arranging a sign up of the tenancy agreement.
3.Detailed Referencing Checks.
4.Collection of monthly rent & any deposit bond.
5.Provide a detailed monthly statement of all rental income and any fees deducted
6.Check in and Check out of tenants.
7.Negotiating offers and formulating an agreement on your behalf with your approval.
8.Marketing-This will include full advertising and marketing of your property on our own website, social media and in branch
9.Installation of a ‘To Let’ or ‘Let By’ board-where applicable.
10.Carrying out a full property inventory and condition report including meter readings.
11.Conducting a check out report at the end of the tenancy, checked against the original inventory.
12.Access to our trusted reliable contractors.
13.Arrange and organise tradesmen as and when required or we can use yourown preferred contractors.
14.Carry out a renewal or to remarket the property in advance of the tenancy agreement ending to minimise void periods.
15.Conducting property visits at regular intervals, which can include photos to allow you to your property condition.
16.Our experienced team advice landlords on how to stay compliant with all required regulations.
